KDRT 95.7 FM is grassroots radio from Davis, CA, airing an eclectic mix of music and public-affairs programming. A project of nonprofit Davis Media Access, KDRT streams worldwide via KDRT.org.

Nuestra Musica

Nuestra Musica, Our Music, presents the rhythms and folklore of Latin America, Spain, Portugal, and Cape Verde. From Tango to Flamenco and all Latinx music in between. The show explores the native instruments, languages, and traditions played in 22 countries and one territory. Other than Spanish and Portuguese, "Nuestra Musica" presents songs in Quechua, Mapuche, Guarani, Nahuatl, Gallego, Spanish Basque, and Catalan.

10 Years Forgotten

10 Years Forgotten with your host JonEmery focuses on modern classics and indie standards from 2000–2010, the decade lost in the shuffle due to the Dawn of the Digital Age. TYF also explores the history of record stores in the Sacramento Valley – including why some are still open today –  along with the future of physical and digital music locally, regionally, and beyond.

Classical Excursions

Greg LaTraille

Classical radio programs often focus on well-known light classics and ignore challenging and imaginative masterworks, especially from the rich repertoire of 20th century music, which is very diverse. This results in listeners who are unaware of many wonderful works. Excursions will present short and longer works by famous as well as less known composers, with insightful commentary by a composer with years of experience in radio, classical marketing, and music education.

Live on the first, third and occasional fifth Friday of the month.

Davisville, Aug. 25, 2025: About 7 percent of rentals in Davis are vacant, says broker, who sees lower rents in '26

About 7 percent, and maybe as much as 10 percent, of rentals in Davis are currently vacant, says Davis real estate broker and manager Kit Boschken on this week’s Davisville. That's highly unusual for Davis, especially in August. The rate was under 1 percent a few years ago.

Why is the rate this high now? Kit lists several reasons on today’s program, where she’s joined by her husband Steve and their son James Boschken — they are a family of real estate professionals in Davis — to discuss Davis’ current real estate market. We also talk about home sales — prices and inventory are up from last year — the local impact of interest rates, the effect of the Trump administration’s cuts in research on demand for rentals and commercial space, the increase in student housing this decade, and even the allure of living in midtown Sacramento for Davis upper-division students who only need to be on the UC Davis campus a couple of days per week.

Kit Boschken believes rents will come down in Davis next year. She said she doesn’t know how much. “I think it’ll be a slow progression downward to a point. I don’t think we’re going to go from $1,000 a bedroom to $700 a bedroom. It’s not going to be that big of a drop,” she said. “But owners are going to have to be more realistic on what they want for rent, and are going to have to put some money into the properties.”

Radio Days! The Audio Ecotone for Aug. 22, 2025

This past Wednesday was National Radio Day, the annual celebration of radio broadcasting. The date commemorates the first daily broadcast by the station 8MK in Detroit. Set up in the Detroit News building and operating under an amateur radio license, 8MK's daily "Detroit News Radiophone" broadcast news interspersed with music from phonograph records. Early broadcasts also included updates of the Jack Dempsey/Billy Miske heavyweight boxing match and play-by-play updates of the 1920 World Series. 8MK eventually received a commerical license with the call letters WBL and then WWJ, under which it broadcasts to this day.

On this week's Audio Ecotone, we celebrate our favorite broadcast medium with selections from Joy Division, The Blasters, Steve Early, the Southern Mountain Boys, Raphael Saadiq and more! Few journalists have had as much impact in Davis as Joel Davis, who died in April at 62.

In 2005 he wrote his book Justice Waits about the kidnapping and murders of two UC Davis students, John Riggins and Sabrina Gonsalves, in December 1980. His book helped sustain interest in solving the crime, ending in the conviction of Richard Hirschfield for first-degree murder in December 2012 — 32 years after the tragedy.

In January 2013, Joel appeared on Davisville to talk about the book, the effect the murders had on Davis and on him, and finishing his work even as he was diagnosed with early-onset Parkinson’s Disease. We replay that interview today.

Joel grew up in Davis. He cared about getting this story right. “I knew this would be an unusual case,” he wrote in the preface to his book. “I just didn’t realize how unusual.”
